Features

Modern luxury paired with historical charm awaits in one of Dogpatch’s premier boutique developments.  Enjoy a coveted location with convenient commute options and waterfront park access within a few blocks.

Newly constructed in 2018, this 4th floor, 3-bedroom, 2-bathroom residence offers contemporary design, a flexible floor plan, and thoughtful amenities. The front door opens into a bright and elegant social room with high ceilings and beautiful oak floors.  The space is filled with natural light from a set of oversized windows with views to the north and west. The kitchen combines the graceful design of white quartz waterfall countertops, a spacious refrigerator concealed within sleek cabinetry, a breakfast bar, and high-end Bosch appliances.

The bedrooms are separated on opposite sides of the social space, allowing for maximum privacy.  The primary suite occupies the eastern portion of the house and features floor-to-ceiling windows which extend outward to afford partial views of the bay. An organized walk-in closet and luxurious ensuite bathroom with a floating double vanity and walk-in shower complete the suite.

On the western side of the unit, a second bedroom offers sunny views of Potrero Hill and the exposed brick of the historic factory buildings of Dogpatch. The third bedroom features north-facing windows with views toward downtown.  Both bedrooms have ample closet space and are serviced by a central bathroom with a soaking tub and floating vanity.

In addition to the chic modern design, this residence includes practical amenities such as abundant storage space, in-unit laundry, double-paned windows throughout, electric Hunter Douglas light-filtering shades in the common areas, and blackout shades in the bedrooms. The home also comes with a private storage unit and a 1-car garage parking space situated conveniently next to a concrete pillar, which is a great potential location for an EV charger.

Building Amenities and Location:

Newly constructed in 2018, 815 Tennessee has been converted from its origin as the historic Bowie Switch Company Building.  The exposed brick facade surrounding the entryway garden embodies the blend of historic charm and contemporary luxury that epitomizes the Dogpatch.

A main highlight of the building is the stunning, landscaped roof deck with panoramic views of the bay, downtown skyline, and Potrero Hill.  Relax and soak up the sun in one of the many lounge areas or take advantage of the outdoor dining area and grill to entertain friends. Dogs are welcome as well and can let out steam on the custom dog run! Some additional amenities of this upscale elevator building include a bike storage room with a repair station and air pump, a front desk attendant/on-site manager, a package concierge system, video camera surveillance, and a nighttime security patrol.

Positioned at the heart of historic Dogpatch, this prime location is rated as both a Walker’s and Biker’s Paradise by WalkScore.com, with top-notch dining and outdoor recreation all around. The 3rd street commercial corridor begins a block away from the property, providing fantastic dining and shopping options. Esprit Park is also a block from the house, and access to the water of the bay is only three blocks away via the beach inlet of Crane Cove Park.  The newly constructed Chase Center and the dining and retail of the Mission Bay commercial zone are just north of Dogpatch along the waterfront.  Commuting to UCSF Mission Bay, downtown SF, or any of the nearby corporate campuses is made easy, with access to the KT light rail slightly over a block away on 3rd street. Neighborhood

This recent discovery of a neighborhood is vital as it is historic. First inhabited by the families of industrial workers, Dogpatch survived the 1906 earthquake far more intact than almost any other neighborhood. In 2002, this newly invigorated part of town was officially designated a historic district of the city of San Francisco. Each of the older homes in Central Waterfront is a particular piece of history. A great many former factories and warehouses have been transformed into live/work lofts, exciting restaurants, or tech industry havens. The proximity of this neighborhood to all types of transportation including the 3rd street Muni Light Rail Line, Cal Train, and Highways 101 and 280 make it uniquely situated for business and residential use. Nearby Mission Bay is new headquarters for the UCSF Research campus. Food lovers who call Dogpatch home are treated to a wide array of innovative local options including Just for You, Piccino, The Ramp, Yield and Mission Rock. And you can just imagine the interesting spaces some of these eateries inhabit. Serpentine is located in a former tin can factory’s boiler room. A near-by Whole Foods Market helps nicely supplement ingredients for all the die-hard home cookers. Dogpatch is surrounded as well by some enormously appealing neighborhoods, including Potrero Hill’s 18th Street corridor which features even more trendy bars, cafes and restaurants. Bloom’s Saloon is known for its dramatic views of downtown, while Mission Hill Saloon has an official designation as one of the country’s best dive bars. Local love gathering at Esprit Park for a relaxation, while their dogs romp and socialize. And you’re always just a skip and a jump from downtown, where folks can enjoy the farmers’ market at the Ferry Plaza, and a nice waterfront stroll. Both Dogpatch and Central Waterfront offer a plethora of residential real estate options. 1860 Victorian cottages live side by side with exquisite high-rises featuring penthouse views, private patios and garages. Historic buildings offer expansive windows in live/work environments, full of exposed brick, period details, and loads of character.
